the money. The MLS database is the National
Association of Realtors (NAR) list of homes that are
currently for sale. It is a nationwide list and use
of it is only available to members of the NAR. With
your house in this database, you will gain exposure to
local Realtors with prospective buyers for your
house!

For sale by owner realty only lists the house in
the MLS for a flat fee and provides no other services.
That is why the fee is so much less than the
percentage you would pay a real estate agent to
represent you. Of course, you will have to do all the
work that an agent would have done, but of course you
will save a lot of money in the process!
When your house is listed, you will get calls from
local realtors and you will need to make your house
available for showings. You may want to get a lock
box so that it can be shown while you are at work, or
if you prefer to be there you will have to make
yourself available.
One other cost associated with having a for sale by
owner realty MLS listing is that you must pay a 2-3%
buyers agent commission to the local real estate
agents that will be brining buyers to your house.
This is their standard commission that is usually paid
out of the total commission that you pay to the agent
helping you sell your house - but since you are acting
as the agent, you must pay them. After all, they are
bringing buyers to the house and you certainly canā€™t
expect them to work for free can you?
